Here are a few simple suggestions on what will work best

MLS and the Internet
90% of buyers start looking for properties on the internet and provide a list of properties to their agent to schedule showings or call directly the listing agents for more information. The MLS is the number one tool for selling a property in the shortest possible time. Most buyers use real estate agents when buying a home, and 100% of all real estate agents use the MLS.

The MLS provides a direct internet feed to the websites of all of their member companies and individual agents. All properties that are listed on the MLS will be displayed, changes and updates will be posted to the listings on all of these linked real estate websites. Please note that the NWMLS (WA State) is one of the few MLSs nationwide who discontinued to provide a direct feed to REALTOR.com®. Individual agents and offices are responsible to upload the information if they wish to provide their clients with the widest possible exposure.

Yard Sign
Savvy Lane include the yard sign as part of the Premium $895, Full $495 and Extended $295 Package, it is available for a fee in the $95 Basic Package. It is a simple but effective advertising tool. Serious buyers who have a preferred location usually drive around in the neighborhood without an agent. The yard sign will let them know your home is available and it will encourage them to call your phone number displayed with the sign.

PDF Flyer
Most agents will provide some kind of information flyer for your home. At Savvy Lane we include in our Premium $895 and Full $495 Package a professionally designed PDF flyer you can print and display in your flyer box and in your home. Once you have completed your listing, uploaded your pictures, and received your MLS number, you can immediately generate a PDF listing flyer. You can print it at your convenience, your flyer box will never run out of flyers. You can order a PDF flyer with the Basic, Extended or the Premium Packages, these will make a lasting impression on buyers who preview your home. Please see our Listing Tools.

Personal Home Page
Personal Home Page is included with ALL of our Packages, as soon as you finish entering your listing you will have instant access to your page. Share it on social media, use it to advertise your home on the internet, and with our Extended, Full and Premium Packages add virtual tour, video and open house information. Your name and phone number are displayed on the top of your Personal Home Page so potential buyers can contact you directly.

Newspaper Ads
Newspaper ads can get expensive and they only show the fraction of the actual properties available in one area, in our experience ads in the Sunday paper maybe good for advertising your open house information, but it is costly.

Real Estate Magazines
These publications exist to promote a real estate agents and their companies. Again, these contain only a fraction of the available properties on the market. By the time they are printed and picked up, the listings are out dated, prices are changed or the property is sold. Most of these publications are monthly. Some of these publishers are recognizing time is of the essence and now have internet presence. On HomesAndLand website you can run a Geo targeting ad, can include search by zip code, county, state, city, and more, they usually charge a click charge: CPM (Click Per Thousand). BUT, most real estate websites include the same search criteria and will display your home FREE.

Open House
The first people to go to an Open House are your neighbors who are thinking about listing their home and want to compare your home to theirs. When an agent is holding an open house they want to meet potential sellers in the hope of getting a listing, or meet prospective buyers who may be in the market to buy. Buyers who go to open houses are typically looking to purchase and comparing several homes in one area. Holding an open house yourself doesn’t require any special skills, but it should be advertised in some form to be successful. Free Advertising Sites

Please note with all ads enter: Contact Owner: YOUR NAME and Phone Number and “Savvy Lane” and the “Equal Housing Opportunity” words or logo somewhere in your offering. If you use your Personal Home Page link, all this is already there for you.

Craigslist.com
Go to craigslist.com
Hit “my account” and then go to sign up
After you have entered all your information then from the home page click post to classified
Click what type of posting you want and then specifically what you are selling
Enter in the price, the headline and the city
You can ignore the images and the street address part of the posting
Click enter, it will have you review the listing and at the bottom verify some numbers and letters, make sure you do this, or your listing will not post
You will receive a confirmation email with the address of your posting
When you get the email, click on the link, you will have to look at the posting and hit “publish”
Posting fall off every seven days, so you will need to re-list each week
Posting on Friday is the best idea, as people look on Friday for the weekend

OODLE
Go to oodle
Click on the upper right “post an ad" free
Choose the real estate category, enter the zip code and your email
Enter city/area, and address
Enter listing information, upload photos, and enter the verification word
Click post ad (or edit ad, to make changes)
You’ll receive a confirmation email to the email address you gave, click into the email and click the link to make your ad live

Seattle Weekly
Go to seattleweekly.com
Click on “real estate” and select category
Enter headline & information
You should get a confirmation email to activate listing

The Stranger
Go to thestranger.com
Click on under Housing “real estate for sale”
Click on big orange “post” in top left corner
Print ad text is different from your web ad text. Print ad text is 25 words that the Stranger may pick for their newspaper
Enter all listing info, description, pictures, etc.
You’ll receive email to confirm listing
